When Is It Time for a Flat Roof Replacement in Toronto?

Structural sagging is another red flag. If your roof has visible dips or soft spots, the decking may be rotting due to trapped moisture. Replacing only the surface membrane won’t solve this problem. You’ll need to remove the damaged sections, assess the deck, and rebuild it to meet safety and building code requirements.

In some cases, Toronto building codes won’t allow you to add a third layer to an existing roof. If your roof has already been overlaid once, a full tear-off and replacement will likely be required.
